Roof Due Diligence at Each Deal Stage
A property under contract runs on a deadline. Roof work has to fit inside the diligence window, so it pays to plan it before the clock starts.
Before the offer
Review aerial imagery, roof age, permits and any seller disclosures. Note the roof types and rough areas so the inspection can be scoped quickly.
Inside the diligence window
Book the roof inspection as soon as access is granted. Ask for core samples, a layer count, a moisture survey and an equipment count. Allow time for the written report before your contingency deadline.
At negotiation
Use documented findings, with photos and cost ranges, to support a price adjustment, a seller repair, or a credit at closing. Findings backed by core samples are harder to dispute than opinions.
After closing
Register warranties in the new owner’s name where transferable, start a maintenance program, and place the roof in your capital plan.
